Maxxy Real Estate welcomes anyone who wants to rent out their property without worries and with a solid and guaranteed return. We serve both investors and private homeowners.

With Maxxy, you won't pay any commission or management fees. We ensure monthly rent, even during vacant periods. This allows you to enjoy a stable return and hassle-free renting. Additionally, we take care of the financial and technical management entirely.

Maxxy offers lease agreements for a minimum period of 12 months, with flexibility options, all documented in the contracts.

In the case of a fixed-term lease, the contract ends on the agreed-upon date. If the lease agreement transitions to an indefinite period, we follow a termination notice period as per the contract terms.

We offer flexible termination options and agree that you can terminate the lease agreement at any time, adhering to the agreed-upon notice period. You can terminate the lease agreement with us via email. We ensure that your property is delivered on the agreed-upon date and is returned to the state in which we rented it from you.

For a fixed-term lease, the contract runs until the agreed-upon date. When the lease agreement transitions to an indefinite period, we have a notice period of 3 months.

Maxxy ensures timely payment of rent and security deposits as agreed upon in the lease contract. The first payments are made before the contract start date and key handover, directly to your account.

Technical Management
Maxxy carefully selects suitable tenants who must meet strict criteria to ensure the quality of your property. Our inspectors conduct monthly checks and will inform you of their findings upon request. If maintenance is required during the rental period, we will arrange this in consultation with you. Minor repairs as described in the lease contract fall under our responsibility and are resolved promptly.

Financial Management
We guarantee the timely payment of rent on the agreed-upon date. The first rental term and deposit are transferred to your account before the contract's start date. Maxxy ensures that rent is paid on the first day of each month, eliminating concerns about payment issues.

Maxxy rents out your property and makes it available within our extensive network. This includes organizations seeking housing for foreign employees or expatriates. We have strict criteria within our network to ensure the reliability and quality of our services.

If maintenance is required during the rental period, it will be arranged in consultation with you. Repairs and minor maintenance as described in the lease contract are our responsibility and will be addressed as soon as possible. We also conduct comprehensive garden maintenance twice a year (spring and autumn) and, if necessary, additional minor garden maintenance during monthly inspections.

Our inspectors conduct monthly checks on your property and will inform you of their findings if desired. During these monthly inspections, both the interior and exterior of your property are assessed on various points.

We ensure that your property is delivered on the agreed-upon date and in the same condition as at the start of the lease agreement, except for normal wear and tear. The initial condition is documented in a handover report, serving as evidence of the state of the rented property at the beginning of the lease agreement.

During the contract's duration, we take responsibility for gas, water, and electricity contracts.

The rental price is determined based on various factors, such as the number of bedrooms, the number of occupants, and the duration of the rental period. We use an all-inclusive rental price so that you won't encounter unexpected costs. We would be happy to provide a custom rental proposal based on your specific needs and requirements. Our rate is exclusive of VAT. We rent exclusively based on renting to businesses and apply a VAT rate of 9%.

Maxxy places great importance on transparency and, therefore, uses an all-inclusive rental price per person per week. This way, you know exactly what to expect, and you avoid unpleasant financial surprises. The rental price includes:

You can terminate the rental agreement in writing or by email.

Maxxy does not use long-term rental contracts. We aim to ensure your satisfaction and understand that flexibility is crucial in these times. For a fixed-term lease, the agreement runs until the agreed-upon end date. After this period, there is a notice period of 1 calendar month.

After receiving the signed rental agreement and payment of the first invoice, the key handover will take place, and you will receive a handover report with photos of the property and meter readings. Please refer to our 6 clear steps to house your staff immediately.

Both the tenant and the landlord are obligated to adhere to certain maintenance responsibilities as outlined in the lease agreement. Any maintenance required during the rental period will be coordinated in consultation with you. Minor repairs as described in the lease contract fall under our responsibility and will be promptly resolved.

If damage to the property is identified during inspections or after the rental period, the tenant is liable for it. Any damage attributable to the tenant will be invoiced by the landlord according to the cost breakdown. The costs for regular maintenance and defects resulting from normal use are the responsibility of the landlord.

Maxxy places great importance on offering quality housing. You can find our house rules and a complete overview in the lease agreement and in the property.

You can submit a repair request through our online portal. Please ensure that you provide all necessary information, such as the nature of the issue and its location in the property. We always aim to contact you within 24 hours.
